Buying a home may be the biggest investment you'll ever make.  So you should be as prepared as possible, ready for anything, with a trusted professional on your side.

And that's where acting as a CENTURY 21® Buyer Representative, I can be a very valuable ally, ready to serve your best interest.  Negotiate the best terms.  Provide you with the necessary information to make the best decision.  

Two Very Different Sides (a little history)

In the past, real estate agents served primarily the home seller, acting as a subagent of the listing broker while working with the buyer to help the buyer find a home.  This meant that the agent was legally bound to obtain the best terms and  price for the seller. Today, the listing agent represents the seller, and the buyer's agent represents the buyer. Buyers have a choice of representation!  Sellers still pay the commission but it is paid to the brokerage of the listing agent. That brokerage in turn pays half of the received commission to the brokerage of the Buyer's agent. The individual agent is then paid on whatever level has been agreed upon in their office contract. Agents also have a choice!  Agents can elect to represent either seller or buyer, or both if the situation arises wherein the listing is one that is listed by the buyer's agent's office. That's called a dual representation. In such a case, the agent pledges fairness and honesty

 
What a Buyer Representative Does For You


Acting as a Buyer Representative, I will work for you ... the buyer ... so that your best interest will be represented!  The CENTURY 21 System is the leader in the real estate sales industry. For those folks transferring, relocating and asking me for information on homes, I represent you the Buyer. The following guidelines are covered in this representation.  They are my guidelines and what you can expect from my representation!

  • Provide all the information needed to help you make an educated decision with total confidentiality.

  • Use unique CENTURY 21 technology tools to help you find the right location and home.

  • Help you evaluate specific properties. 

  • Help you determine a fair market value.

  • Obedience to all lawful instructions

  • Work with you to develop negotiating strategies specific to the property and seller

  • Assists you in determining the most favorable price and terms to offer.

  • Accountability - for my actions

  • Assists you in closing the transaction

Will the Buyer need to sign an agreement?

While it is not necessary for the Buyer to sign an agreement with me when we first meet, I would be happy to do so if you so choose.  With or without an agreement, I will extend a lot of effort, time, my expertise, loyalty and education to be well informed on behalf of my buyers. However, I would hope that with such good service and representation, a buyer will be loyal to me!

At the time an offer is written, then it is necessary to sign an Agency Agreement stating who I represent. It becomes part of the offer. Agency representation is also in the verbiage of the purchase contract.

What about new homes and new subdivisions?

Yes, I represent the Buyer as well. I will include new homes and new subdivisions in my showings of homes. Unlike some areas of the country where builders do not cooperate with realtors, in North Idaho, builders seek our assistance since we sell 80% of their product. 

The site salesperson represents the builder, a Buyer should have representation.

It is tempting when first arriving in our great area to look at all the magazines and cruise the new subdivisions. In order to have Buyer representation, nothing must be registered or signed without your realtor. If you are just looking, say so, and you may not be asked to register yourself. If asked, state that you are working with a realtor and will return with that realtor if interested in that subdivision


REMEMBER!

Caveat Emptor (let the buyer beware) no longer is enough to protect a buyer. Each state has its differences. An escrow on the East Coast means something different on the West Coast. There are inspections, disclosures, deadline dates, title work, loan procedures, and recommended use of professionals. Representation for the Buyer is very important today!
